Referrals to Services other than Realtors

I agree......  if they haven't done GREAT work for me, I wouldn't refer them, but if they've done GREAT work for me, why not offer that option?   It's the consumers decision.

Another factor, when a home warranty is involved..... I recommend to ALL my clients to have their furnace and A/C serviced AS SOON AS they get in the property.  Having a bad experience myself with a warranty company when we purchased our last home...I refuse to sell a certain warranty...because of what happened to us.

We were in the house a week before the a/c went out on one of the a/c units.....one of "this" companies contractors came out and took pictures saying it wasn't maintained prior to our arrival.....so that is why I suggest to my clients ...... have the a/c and furnace serviced upon buying.  If we'd of had ours done, the furnace motor would have been covered.

We are finding in our area the Home Warranty company comes out prior to the sale to inspect the property.  If the furnace is not up to snuff at that time, they exclude it.  One of my sellers replaced the furnace so she didn't have to deal with it as an issue during the inspection.

Ahhhhhhhhhhhhh. so it seems that Home Warranty companies are"ON" to us that suggest clients get service immediately.... that's ok.......   if you get a home warranty, my theory is, it should be UNDER WARRANTY.  I mean is it under YOUR control if the person before you didn't get the furnace serviced? I do not think so !!!

I have been on the receivng end of the warranty when we had just moved into our home 90 plus heat and the a/c went capute the first week.  The compressor couldn't be replaced and they had to replace the entire unit.  At the time the deductibles were $100 so I do believe in these warranties and they have been very helpful.  We recommend them on homes over 5 years old but if the seller isn't open to it we can always use it as negotiating point later.  It is important here to be competitive with all the new on the market.  It also takes away the sue impluse if something goes wrong right after the sale.  Finally the sellers disclosure of latent defects also is up to the seller to complete and we provide it at time of contract here.  Just add as many layers of protection as you can.  As far as service providers we even have a sticker for the water heaters or a/c units in some homes that used one of our repair recommendations when getting ready to sell.
